
Actress Seo Hyun-jin has reportedly been a victim of a jeonse fraud.
According to a report by News Spirit on the 2nd, Seo Hyun-jin applied for an auction herself after failing to receive her jeonse deposit for a luxury villa located in Cheongdam-dong, Gangnam-gu, Seoul, last April.
Seo Hyun-jin signed a jeonse contract for this house for 2.5 billion won in April 2020 and completed the registration of the jeonse rights. In 2022, she renewed the contract for 2.625 billion won, an increase of 125 million won.
However, by the contract expiration date in April 2024, the landlord had not returned the jeonse deposit. Consequently, Seo Hyun-jin vacated the property after completing the registration of the lease rights on September 12 of the same year, and ultimately initiated the auction process herself in April this year.
The appraised value of the house is approximately 2.873 billion won, but it has been rejected once, and the current minimum bid has dropped to around 2.2989 billion won, which is lower than Seo Hyun-jin's jeonse deposit. As a result, the property has been classified as an 'empty house,' worsening the situation.
For Seo Hyun-jin to recover the full amount of her jeonse deposit, the successful bidder must submit a bid of over 2.6 billion won, but considering the current real estate market conditions, the industry outlook suggests that this possibility is low.
In this regard, Seo Hyun-jin's agency, Management Forest, stated that it is difficult to confirm the situation due to personal privacy.
The property is a luxury villa near Cheongdam Park, and the auction will take place on the 17th at the Seoul Central District Court.
Earlier, in April, Seo Hyun-jin was also a victim of a manipulated poster supporting Han Dong-hoon, a candidate for the People Power Party's presidential primary. In response, her agency clarified, "We have not received any inquiries or contacts, nor have we permitted the use of the photos."
Seo Hyun-jin communicated with the public through her appearance in the Netflix drama 'Trunk' last November. Her next project is JTBC's 'Love Me,' which is scheduled to air in the second half of this year. 'Love Me' is a drama that depicts the story of a somewhat selfish family, each starting their own love while growing, with Seo Hyun-jin, actor Lee Si-woo, Yoo Jae-myung, and Yoon Se-ah among the cast.
