‘AKMU's Lee Chan-hyuk owns a 4.7 billion won small building, now worth 6.8 billion won in 5 years

Lee Chan-hyuk of the group AKMU has acquired a building worth 6.8 billion won.

According to the real estate industry on the 20th, Lee Chan-hyuk purchased a small building near Hongdae Station in Seoul, which has a basement and four floors above ground, for 4.75 billion won in 2020. It is reported that he took out a loan of about 1.8 billion won at the time of purchase.

The real estate brokerage firm 'Building Road Real Estate' analyzed the price per pyeong (3.3㎡) of the building to be 71.8 million won, considering the location, road conditions, and the age of the building. Based on this, the total value of the building is estimated to be about 6.8 billion won, yielding an investment return of approximately 43% compared to the purchase price.

The building is located in the commercial center, just a 3-minute walk from Hongdae Station. It was completed in 1989 but underwent remodeling in 2016. It is known that Lee Chan-hyuk purchased it at about 20% lower than the surrounding market price.

The building houses various businesses, and some rental spaces are recording a rental yield of 3.15%. If fully leased, a maximum yield of 4.5% is also possible.

Lee Chan-hyuk has also operated an exhibition space called 'Well of Inspiration' on the basement and first floors of the building. This space is known to have high visitor demand, requiring advance reservations.

Meanwhile, Lee Chan-hyuk debuted in 2014 as part of the mixed-gender group AKMU under YG Entertainment. He forms a team with his younger sister Lee Su-hyun and is recognized as a genius singer-songwriter with exceptional composing and lyric-writing skills. On the 14th, he released his second solo studio album 'AROS'.
